The Fire Risk Assessment - your legal obligation

The Fire Risk Assessment is the starting point for all fire safety at work - and it is NOT optional. As from October 1st 2006, it will be a legal requirement for every business to have a Fire Risk Assessment.

Who needs a Fire Risk Assessment?

You need to carry out a Fire Risk Assessment if:

* You are an employer
* You are a landlord or managing agent of a property in multiple occupation
* You are responsible for managing the common-access areas of a block of flats, maisonettes or HMO (house in multiple occupation)

What is a Fire Risk Assessment?

It assesses the fire risks, fire safety precautions and procedures in force on your premises against established standards and produces an action plan for dealing with those which need improving.

Your Fire Risk Assessment is divided into 4 Sections:

Section 1: The survey  

Firecall uses GIFireE (Graduates of the Institute of Fire Engineering) qualified staff who will:

* Identify the sources of ignition and combustion

* Appraise the existing fire detection and warning systems

* Appraise escape routes and evacuation procedures

* Appraise the level and frequency of fire training

* Appraise the emergency plan

* Appraise the servicing routines on fire safety equipment 

Section 2:Fire Action Report

Once the survey has been completed a FIRE ACTION REPORT is produced which sets out all the items requiring your attention for your property to become compliant.

Section 3:Risk Ratings Report 

This is a subjective assessment as to whether the fire safety measures and risk to life for your property should fire occur are trivial/tolerable/moderate/substantial/intolerable.

Section 4: Guidance notes:

This section sets out notes on various items which will have been referred to in the Fire Risk Assessment including:

*The Formation of an emergency plan

*The duities of 'The responsible person'

*Servicing frequencies

*Liasing with contractors and 'hot works'

*Fire Training and Fire Drills

 

Firecall only uses Graduates of the Institute of Fire Engineering to carry out the Fire Risk Assessments. We can guarrantee that our Assessments will be acceptable to your Fire Officer and Insurer.
