The Law

Since 1st October 2006 when the Regulatory Reform (Fire Safety) Order 2005 came into force you will require a Fire Risk Assessment if;

a) You are an employer

b) You are the landlord or managing agent of a commercial property in multiple occupation

c) You are the landlord or managing agent of blocks of flats.

What is a Fire Risk

It is an assessment of the fire risks and fire safety procedures and precautions assessment for your property.

It replaces the Fire Certificate as your most important Fire Safety document.

Many properties which did not require a Fire Certificate require a Fire Risk Assessment.

A Firecall Fire Risk Assessment Process

On receipt of your instructions our qualified staff will undertake a full survey of your premises. A report will then be produced which is in 4 sections as follows:

Section 1: Fire Risk Assessment Survey Report: Some 60 questions and observations on the fire safety issues which generate a ‘risk score' for your premises. Photographs are included. Items covered:

  • Identification of sources of ignition and combustion
  • Appraisal of existing fire detection and warning systems
  • Appraisal of escape routes and evacuation procedures
  • Appraisal of fire signage and emergency lights
  • Appraisal of staff fire training
  • Appraisal of emergency plan
  • Appraisal of servicing routines on fire safety equipment

Section 2: The Action Report: This is the list of those items referred to in Section 1 which need further attention for your premises to be compliant.

Section 3: The Risk Ratings Report: A subjective assessment as to whether the fire safety measures and risk to life should a fire occur are trivial / tolerable / moderate / substantial / intolerable.

Section 4: Guidelines on:

  • Forming an Emergency Plan
  • 'The Responsible Person'
  • 'The Relevant Person'

Further Information can be found on the Local Authorities web site together with Guides providing information on the fire safety standards for the different types of property.
